Welcome to the NewHomesOrlando.net (the “Web Site”) a service of New Homes Realty,LLC (the “Company”). The goal of this Web Site is to provide you with access to the new home communities in the central Florida area and provide our Buyer’s with a minimum of a 1.5% rebate of the pre-design center sale price on a new home purchase.

Please read our Terms of Use (the “Terms”) carefully before continuing on with your use of this Web Site. These Terms shall govern the use of the Web Site and apply to all internet traffic visiting the Web Site. By accessing or using this Web Site, you agree to the terms. The Terms are meant to protect all of our Web Site visitors and your use of this Web Site signifies your agreement with these Terms.

The Terms of your Rebate

  1. If a real estate agent or broker currently represents you, you are NOT eligible for the newhomesorlando.net Rebate.
  2. You must bring the New Homes Realty, LLC  registration form with you and present it to the new home consultant in the new homes sales center so that you will be registered on your first visit to the subdivision or development.
  3. If  the potential buyer has registered with a real estate agent or broker at the community previously buyer will not be eligible for the rebate
  4. Your New Home Rebate does not apply to pre-owned homes for sale by individuals. This rebate only applies to purchases of new homes (“new” meaning to be constructed, under construction, or finished but still owned by builder).
  5. There is no obligation on Buyer’s part to purchase from any of New Homes Realty, LLC  preferred Homebuilders found on newhomesorlando.net website
  6. New Homes Realty,LLC must be listed on the purchase agreement as the buyer’s broker. For any reason if the buyer or the builder cancels (terminates) the purchase agreement then this rebate becomes void.
  7. *Since the rebate is issued out of the commission paid by the home builder to New Homes Realty,LLC, the selling commission must be a minimum of 3% of the pre-design center sale price in order for the Buyer to receive a 1.5% rebate.
  8. Due to National Fair Housing laws, your cash rebate has no effect on the base purchase price as offered by the builder of your new home.
  9. You acknowledge that New Homes Realty,LLC is a party to the real estate contract between the builder and the homebuyer, and makes no representation or warranty with respect to the home builder. We are licensed real estate agents and we are here to assist you in locating your new home and rebating a portion of the buyer’s broker fee back to the purchaser. We will answer all questions you may have regarding your new home purchase and will accompany you to the new home center if you would like to have a Broker present.
  10. The rebate from New Homes Realty,LLC can be taken one of three ways and must be approved by all parties prior to closing. It can be used as a credit at the builders design center for upgrades. It can be used to assist in closing costs. It can be a cash gift to use at your discretion at closing
  11. You will be responsible for paying taxes on the rebate you receive if you decide to take it as a cash gift at closing. * If rebate is not paid to Buyer at closing, Broker shall pay Buyer after all funds have cleared.

Caution! If the onsite sales representatives refuses to register us as your broker  please do not fill out the registration card and do not let them show you any houses on this builder’s site. Contact us immediately so we can make arrangements to have us registered as your broker.

PRIVACY POLICY

At Newhomesorlando.net and New Homes Realty,LLC, user privacy is of utmost concern. We are committed to your privacy and security, and to providing you the best possible user experience. Your e-mail address will be used only to reply to your inquiries and is not released to any other parties nor used for any other purpose other than typical real estate transactions-builders, title agents etc. We do not collect individually identifiable data on users. We do not collect personally identifiable information on our web site unless you choose to give it to us via an electronic mail message. We only use information we receive within the natural real estate transactions, like builders, closing agents and other parties that would enter into a typical real estate transaction. We collect some basic information that does not identify individual users. This includes the amount of traffic visiting the site, which pages are visited and for how long, where the visitors come from, and what ISP they are using. We use the information we collect to improve the quality and look of our web site.

REPRESENTATION

You represent that you are an individual interested in purchasing or selling real estate on your own behalf. You may not use the Site for the purpose of acting as an agent to any third party, or for any unlawful purpose. You represent that all information provided by you to newhomesorlando.net have been and will be answered truthfully and to the best of your knowledge. You represent that you have not entered into any agreement or informal arrangement with a real estate agent or agency that would prevent you from entering into this agreement with New Homes Realty,LLC. You agree to indemnify and hold harmless newhomesorlando.net from claims from other real estate brokers who claim to have represented you in any transaction conducted through newhomesorlando.net. This agreement will commence when you fill out the registration form provided and select the “Submit” button. There is no obligation to use the rebate registration form once obtained through the newhomesorlando.net website

On first visit, buyer must register New Homes Realty,LLC and have an authorized builder representative sign and date it and return it to New Homes Realty,LLC via email  or fax (see above address) immediately. The rebate (on pre design center base price) is only available for buyers in new home developments that purchase home(s) from builders who participate with real estate brokers. The certificate is not valid if potential buyer has been accompanied by another real estate agent during the first visit and/or registration or reviewing contracts, or if potential buyer has registered with a real estate agent at the community previously. Participating builders must offer 3% or greater commissions to New Homes Realty,LLC brokers in the state of FL. The builder must deliver the commission(s) to New Homes Realty,LLC at closing. If the builder chooses to deliver the commission via a check, then New Homes Realty,LLC  will rebate once funds has cleared New Homes Realty,LLC banking institution.
