It’s SIMPLE-The Cash Rebate Program is an incentive we offer new home buyers who utilize our user friendly website and our buyer agency real estate services.  Your rebate is a portion of the sales commission earned by New Homes Realty, LLC as your registered buyer agent. Your new home rebate can be used in any way you choose…towards closing costs, furniture, upgrades at the builder’s design center or we can mail you a check a few days after closing. This rebate does not interfere in any way with any incentive the builder is offering. This rebate is given IN ADDITION to the builder incentives!

Many home shoppers believe they are getting the best deal if they buy on their own. This just isn’t true! When you buy on your own your leaving a significant amount of money on the table that was set aside for the Buyer’s agent commission. The Buyer’s agent commission does not change the price in any way. Federal law dictates that fees paid to a real estate company cannot affect the purchase price of your new home.

  • Getting Started

    Before you visit any new home builder’s community, it is important that you E-sign the “Brokerage Relationship Disclosure” below(Reason – Florida law requires all real estate licensees to give this information about brokerage services to prospective buyers. By filling in your name and E-signing we will be able to show if needed that we gave you this information.)

  • Begin New Home Search

    After E-signing the“Brokerage Relationship Disclosure” or making contact with us, Download and print the “Buyers Registration Form”  below. Please Print One For Each Community You Will Visit (Reason – You must fill your name(s) in and present this to the communities upon your arrival, letting them know that New Homes Realty, LLC is your Buyer’s Broker and have the Builders representative sign it.

    When first visiting the communities, the sales counselor will almost always ask you to fill out a registration card. You must indicate on this card that you were referred to this community by New Homes Realty, LLC. Where they ask ‘how did you hear about this community’, mark the box for “Realtor or Broker”, and again put New Homes Realty, LLC  down in the spaces provided. Another option is;  call us directly @ 321.209.4107 so that we can pre-register you with the builders you will be visiting. Often that helps to eliminate confusion later.

  • Signing Your Contract

    In order for us to guarantee your cash rebate, New Homes Realty, LLC must be the “Broker of Record” on your sales contract. When your sales contract is written, you must ensure that New Homes Realty, LLC is included as your broker. Please ask the builder’s sales counselor to email the contract to us at contracts@newhomesorlando.net  or if they prefer to fax at 407.876.1010 so that we can confirm with you that we have you registered to receive your cash back rebate. If at any time during this process you would like to talk to us directly, please call us at 321.209.4107.

  • Receive your Rebate

    CONGRATULATIONS! You just saved thousands on your new home purchase. Once the closing documents have been faxed and the funds made available, you should expect your rebate between 3-7 days after closing unless the rebate was used for closing costs or at the builders design center in which case it will appear on the settlement statement as a credit to the buyer of 1.5% of the pre design center price.
